Our maintenance visits happen bi-yearly, once in the spring and once in the fall. The maintenance visits are scheduled in preparation for months where there is more severe weather, and you rely even more on your cooling and heating systems.

Spring & Fall air conditioning start-up includes the following:

Visual inspection of condensate pans and drains

Check all electrical connections to make sure they are secure

Check safety controls and thermostats for proper operation

Switch thermostat to cooling mode

Outdoor condenser coil cleaning with no-rinse coil cleaner

Indoor evaporator coil cleaning with no-rinse coil cleaner to eliminate dirt and microbes

Replacement of disposable filters (Management Supplied)

Cleaning of permanent filters

Check for the proper refrigerant charge using superheat or subcooling data

Parts and labor discount for any necessary repairs
